We have paid the second half of our deposit and have finalised the tender drawings. Looking good… Been told that there was no lunch provided and the cafe will probably not be open either. So at the WoS appointment, we’d have to walk to South Melbourne Market for lunch.
Don’t know if this is good timing, but the tenants will be vacating the property at the end of November. I asked if it was possible to build earlier if we demolish earlier, but our TP said that it may not be possible because contract takes place about a month after our final WoS appointment. So this means it will only take place at the start of January.
There is no reason not to demolish earlier though because after demolition, we still need to let the land settle (up to 8 weeks apparently) and we also have to order another soil test which could also take a few weeks.
So our best case scenario is to start the build at the end of February assuming we demolish the house by the end of the year.
Lucky for us we didn’t request dispensation to build the house further forward. Otherwise that would add another month or so while waiting for council to approve/reject the request.
At this stage our build cost is around $700k including allowance for electrical, kitchen culture, colours, tiles and flooring (totalling $76,950). Our friend who has had their WoS appointment managed to rack up an extra $100k. I’m a little worried that we’d go beyond that.
